The primary purpose of the Carpenter is to provide acceptable trade skills necessary to meet project requirements and completion timeframes. The Carpenter reports to the Foreman.

Classification: Non-exempt

Responsibilities

  • Conduct themselves in alignment with the Downing Core Values
  • Take direction from the Foreman and the jobsite Superintendent
  • Lead crews as determined by the Foreman and jobsite Superintendent
  • Study specification in blueprints, sketches, or building plans to determine process and materials required
  • Prepare material to specified measurements using hand tools or power tools
  • Install, repair, or finish structures and fixtures such as, but not limited to, windows, frames, flooring, walls, trim, and hardware using hand tools or power tools
  • Build or repair cabinetry, doors, frameworks, or other wooden fixtures using woodworking machinery, carpentry hand tools or power tools
  • Erect scaffolding or ladders for assembling structures above ground level
  • Perform minor concrete work
  • Maintain a clean and orderly work environment
  • Perform all work with plan compliance
  • Comply with all work-related deadlines

Qualifications

  • High school diploma or GED equivalent
  • One to two years of field experience
  • CPR & First Aid certified
  • Be in good physical condition with ability to lift up to 75 pounds

The primary purpose of the Superintendent is to oversee, manage and direct all aspects of a project from beginning to end. The Superintendent reports to the Director of Operations.

Classification: Exempt

Responsibilities

  • Conduct themselves in alignment with the Downing Core Values
  • Communicate, foster and maintain good working relations with project teams, architects, owners, subcontractors, and vendors
  • Coordinate and manage all on site operations of assigned construction projects
  • Ensure subcontractors fully execute and comply with their contracted scope of work
  • Perform safety planning for job site
  • Manage subcontractor compliance with Downing’s Subcontractor Safety Manual
  • Implement quality control, including full compliance with plans, specifications and contract agreements
  • Create, manage and take full responsibility for project schedules, including material procurement as directed
  • Initiate and secure pricing for change order requests
  • Review project shop drawing and submittals as directed
  • Process RFI’s when necessary
  • Work with Project Manager to understand and maintain project budgets
  • Complete all documentation, including daily reports and safety audits
  • Facilitate all job site inspections
  • Facilitate all subcontractor meetings as assigned by the project manager
  • Manage punch list to bring job to close in efficient and timely manner
  • Contribute to job site trailer coordination and set up
  • Maintain a clean and well-organized job site at all times
  • Comply with all work-related deadlines

Qualifications

  • Two to five years of experience in commercial construction

  • Proficient with computers, tablets, and smart phones, including typing skills

The primary purpose of the Senior Project Manager is to manage the overall planning, completion, and financial outcome of construction management projects. The Senior Project Manager reports to The Director of Operations.

The primary purpose of the Project Engineer is to assist the Project Manager and Superintendent to ensure successful completion of a job. The Project Engineer reports to the Project Manager and/or Superintendent, as directed.

Classification: Exempt

Responsibilities

  • Serve as Downing liaison to clients, subcontractors and vendors
  • Prepare meeting documentation
  • Attend regular OAC and job meetings
  • Draft and distribute meeting minutes when assigned
  • Proactively solve design, scope, and field issues
  • Assist in obtaining contract drawings, specifications, and other pertinent information necessary for the completion of the project with distribution to the project manager, superintendent, material suppliers and subcontractors as needed
  • Read and interpret construction drawings and specifications

  • Request, receive and tabulate bids as directed
